1. LETTING AND FULL MANAGEMENT

This service includes:

• Valuing your property, discussing the rental procedure and market and taking your individual instructions
• Local and website advertising. Mailing property details to registered prospective tenants and local businesses etc.
• Arranging Accompanied viewings.
• Referencing potential tenants – normally via a credit reference agency
• Preparation of an Assured Shorthold Tenancy agreement
• Preparation of a detailed inventory of the house and garden
• Collecting the monthly rental and forwarding it on to you or your chosen bank
• Dealing with all maintenance and repairs to the property
• Advising all utilities of meter readings and changes of occupier
• Regular contact with the tenants and Management visits to the property

This level of service is ideally suited to a Landlord who lives abroad or away from the property or who does not wish to deal directly with the tenants on an ongoing basis. An initial fee is payable together with a monthly commission.

2. LET ONLY

This Service includes all of the above until the tenants take occupancy of the property. The Landlord is then responsible for rent collection, dealing with repairs and maintenance and inspecting the property throughout the tenancy.

This service is more suited to an experienced Landlord who lives close to the let property and is happy to deal directly with the tenants. A one-off fee is payable.

MANAGEMENT OF EMPTY PROPERTIES
This service includes weekly visits to the property to comply with Insurance Company requirements and provides peace of mind to those owners away from their property for any length of time.

RELOCATION AND PROPERTY SEARCH
We will search the local area to find a property to suit your requirements whether you wish to buy or rent.

We will also provide advice to prospective Landlords with regard to the type of property suitable to Buy to Let and if required search for such properties on their behalf.
