Sales Lettings
The tenancy agreement that you will normally be entering into will be an Assured Shorthold Tenancy under the provisions of the Housing Act 1988 amended in 1996 and will be for a minimum period of six months. Please Note: You cannot give up your tenancy within the initial period.
The agreement will clearly detail the obligations and covenants of both the Landlord of the property and you as a tenant.
At least three references will be required from each tenant. These will normally be taken from your employer, bank and existing landlord/lender and in most cases will be administered through a Credit Reference Agency. If you are unable to produce any of the above, or satisfactory information relating to your income, a guarantor may be required i.e. if you are a student or new graduate.
You will also be required to provide a form of identification showing your current address.
Some Landlords will not accept tenants who are multiple sharers, have pets or smoke. Please be prepared to be asked about this.
When you occupy the property an inventory and schedule of condition fully detailing the furnishings, fittings and contents will be prepared. This will clearly describe the condition of the property at the start of your tenancy and you will be required to check, sign and return this (with any amendments) within 7 days. Failure to do so will mean that you will be liable to return the property at the end of your tenancy as described on the inventory. No alterations will be acceptable after this time.
In addition to keeping the property in the same condition as it was at the start of the tenancy you will also be expected to tend the gardens, lawns and hedges etc.
Rent is payable monthly in advance. Rent demands will not be sent and your rent will be payable under the terms and on the dates laid out in your tenancy agreement and by standing order. A form will be provided for this purpose.
You will be required to pay a deposit of one and a half month’s rent which will be held under the protection of The Dispute Service. No interest will be payable on deposit monies.
Information regarding this scheme and the return of your deposit at the end of the tenancy will be provided prior to the commencement of the tenancy.

The tenant will be liable for the payment of Council Tax, Water & Sewerage charges, Electricity, Gas and Telephone services supplied at the property.
Arundsll James will advise all utilities except telephone companies of the appropriate dates and meter readings at the commencement and termination of your tenancy. Please do not do this yourself, especially when you leave as this will delay the return of your deposit.
You will be required to pay a contribution of £100 plus VAT per application towards the administrative costs which includes the preparation of the agreement and inventory, and £70 plus VAT per person for the Credit Reference agency fee ie
Should you, for any reason, not proceed with the tenancy these monies will not be refunded.
If the Landlord decides not to proceed with the tenancy the administration costs will be returned to you, unless his decision is due to unsatisfactory references.
Whilst the Landlord is responsible for insuring the building and his personal contents therein, it is your responsibility to arrange for the insurance of your own possessions. We are able to offer cover for this, including damage caused to the Landlord's fixtures and fittings for which you are responsible. Please ask for further details.
